What is the current starting price?+
Villa Jane starts at $990,000. Villa Anna starts at $1,500,000 and Villa Georgette at $2,100,000. Availability and final terms are confirmed for the selected property.
What is included in the advertised price?+
The plot, villa construction, finished interior, fencing, fitted kitchen, parking and specified utility connections. The signed technical specification defines the exact scope.
Are government taxes included?+
No. Government taxes, duties, registration charges and other applicable statutory transaction costs are payable separately by the purchaser and are not included in the advertised villa price. Applicable charges are explained before proceeding.
Is assistance with Government Sanction included?+
Yes. Empathia Village assists with the Government Sanction process as part of transaction support. Government fees are payable separately by the purchaser. The Seychelles authority decides the application.
What taxes and government fees may apply?+
Applicable duties, registration charges and other statutory costs depend on the selected property and transaction structure. The purchaser is informed before the transaction proceeds; no universal percentage is advertised.
Can non-Seychellois buy property?+
Non-Seychellois purchasers may acquire privately owned immovable property subject to the applicable Government Sanction and legal procedure. The selected property and buyer are reviewed individually.
Is freehold ownership available?+
Freehold is available for a qualifying buyer and selected property subject to Government Sanction and the applicable legal process. The buyer may ask an independent Seychelles lawyer to check title and terms.
How does Government Sanction work?+
It is the government approval procedure applicable to a non-Seychellois property acquisition. Our team supports the document process; the Seychelles authority makes the final decision.
When is Government Sanction obtained?+
The process for the selected purchaser and property is handled before the transaction moves to the relevant subsequent contractual and payment stages.
What if Government Sanction cannot be obtained?+
If approval cannot be obtained despite the buyer meeting the agreed conditions, we refund the amount paid to reserve the plot. The reservation agreement sets out the refund terms and procedure.
Why are plots offered from 600 m²?+
According to the project team, Empathia Village has project-specific planning and legal documentation applicable to the offered plots, including plots from 600 m². Supporting documents can be provided to prospective purchasers and their Seychelles legal advisers for review before completion.

Can I review project documents before proceeding?+
Yes. Interested buyers can request available planning, plot, title, contract and Government Sanction documents before the relevant transaction and payment stages.
Can I appoint my own Seychelles lawyer?+
Yes. Buyers may appoint an independent Seychelles lawyer, tax adviser and technical specialist to review documents and purchase terms.
Is Residence Permit application support available?+
Yes. We personally discuss available procedures before purchase and help prepare relevant documents. According to the project team, some clients have received Seychelles permits.
Is residency guaranteed by buying a villa?+
No. Individual eligibility depends on current rules and the competent Seychelles authority makes the final decision. Buyers may consult their own immigration lawyer before purchasing.
Can owners rent out a villa?+
Yes. Owners may choose to let their villa; this is not prohibited within the estate. Applicable licences and taxes depend on the intended rental use.
Is rental income guaranteed?+
No. The developer does not promise occupancy, rental rates or returns. The owner chooses whether and how to let the villa.
Is a swimming pool included?+
No. A private pool is an optional extra; its specification and price are agreed individually.
No. The base scope includes a fitted kitchen but not loose furniture. Furnishing and premium finishes are optional.
When can my individual villa be completed?+
Construction of an individual villa follows the schedule agreed with its purchaser in the contract.
When is full estate development planned to finish?+
Development of the full Empathia Village estate is planned through 2030. This is separate from each villa's individual schedule.
What is the current construction stage?+
According to the project team's September 2026 update, 70% of plots are prepared. Roof and utility works are underway on the first house; the second has entered the foundation stage.
