Before you request details
Can non-Seychellois buyers acquire freehold ownership?
Freehold ownership is available through the applicable legal procedure, subject to Government Sanction for a qualifying buyer and selected property.
Can you help with a Residence Permit?
Yes. We personally discuss eligibility before a transaction and help purchasers prepare documents. The project team reports that its clients have obtained permits; individual decisions rest with the Seychelles authorities. You may appoint your own lawyer.
Can I rent the villa?
Owners may choose to let their villa; this is not prohibited within the estate. Applicable licences and taxes depend on the intended rental use; no return is guaranteed.
Are taxes included in the price?
No. Government taxes, duties, registration charges and other applicable statutory costs are payable separately by the purchaser and are not included in the advertised villa price. Empathia Village assists with Government Sanction as part of transaction support; the Seychelles authority decides the application. If approval cannot be obtained despite the buyer meeting the agreed conditions, the plot reservation amount is refunded under the reservation agreement.
