Construction is underway at Empathia Village, with the first phase of private residences set on the granite terraces above Baie Lazare on the south-west coast of Mahé. The estate comprises 30 plots; current availability is shown on the masterplan, and adjacent available plots can be combined.
What Phase I progress means
Phase I establishes the construction sequence for the estate and allows prospective buyers to review visible site progress as part of their due diligence.
Phase I buyers are progressing through the agreed construction schedule. Foundation works for the first residences are underway. Construction is managed by Kensington Construction & Development, the Class I licensed developer with over 30 years of international experience building in complex tropical terrains.
What is available in Phase I
Phase I plots are set on the terraced hillside above Baie Lazare, each with unobstructed Indian Ocean views. Three villa designs are offered:
- Villa Jane — from $800,000. 2 bedrooms, private pool, from 140 m² of living space on plots from 600 m². A considered, architecturally refined residence designed for comfortable year-round living or as a managed rental asset.
- Villa Anna — from $990,000. Private pool, from 240 m² with expanded terracing on plots from 600 m². Ideal for buyers who want additional space and a slightly elevated position on the hillside.
- Villa Georgette — from $2,100,000. The estate's signature residence: 4 bedrooms, panoramic infinity pool, from 350 m² of living space with terraces up to 150 m², on plots from 1,500 m². The most private and elevated position on the estate, with views extending across the bay to the horizon.
Construction timeline and progress
Site preparation at Empathia Village is complete. The granite hillside terrain of Mahé has been shaped and terraced to preserve the natural landscape while creating elevated plots. Road and foundation works are progressing in phases. Completion of the full estate is planned for 2030; plot-specific handover schedules are confirmed in the buyer documentation.

Why early phases matter
Early-stage buyers can compare a broader selection of plots, aspects and elevations. Any future change in value depends on market conditions and is not guaranteed.
There is also a practical dimension: plot selection. Phase II buyers choose among the plots currently offered for sale. Plots vary in aspect, elevation and size — and the best positions are claimed first. Once Phase II closes, as Phase I did, there will be no further opportunity to purchase at this stage of the project.
