Ownership & Legal
Can foreign nationals purchase property at Empathia Village?

Yes. Under new Seychelles legislation that lifted the moratorium on foreign property ownership, international buyers may now hold full freehold title to both the villa and the land on which it stands. The purchase process is straightforward and fully supported by our legal team.
What type of title will I receive?

You receive full freehold title — ownership of both the villa structure and the land plot. This is transferable, inheritable and mortgageable. Seychelles is a stable, well-governed jurisdiction with a clear legal framework for foreign ownership.
Do I qualify for Seychelles residency?

Yes. Seychelles residence permits are granted automatically to villa purchasers upon completion of the transaction. The permit entitles the holder and their immediate family to reside in Seychelles. Children of residents are eligible to attend local international schools.
Payment & Finance
What currencies are payments accepted in?

Payments are accepted in USD, EUR and GBP. International transfers are welcome and can be made from Seychelles or abroad. We work with clients across Europe, the Middle East and Asia and accommodate preferred banking jurisdictions. Please contact us for full payment documentation.
Is a staged payment plan available?

Yes. A structured payment schedule aligned with construction milestones is available. Typically: reservation deposit, contract exchange, foundation stage, frame stage, completion and key handover. The exact schedule is agreed at the time of purchase and documented in the sale agreement.
What does the price include?

The price includes the land plot and freehold title, full villa construction, interior finishing, landscaping and garden, estate infrastructure connection, and the Seychelles residency permit application. Furniture packages are available separately through our partner design studios.
Residences & Customisation
What are the minimum plot sizes?

All plots at Empathia Village are a minimum of 600 m². Villa Jane and Villa Anna start from 600 m² plots. Villa Georgette is positioned on plots of 1,500–2,000 m². Larger plots and combined plots can be arranged on request.
Can the villa design be customised?

Yes. Every residence at Empathia Village can be individually adapted. We offer the ability to increase the house area, expand the plot, adapt the floor plan and refine the design in accordance with your personal vision. Our design and construction team will work with you from initial concept through to completion.
How long does construction take?

Each villa takes approximately 12 months to construct from groundbreaking. The timeline may vary depending on individual customisation requirements. Construction is carried out by Kensington Construction & Development, the estate developer holding a Class 1 construction licence in Seychelles.
Island Lifestyle
Can I rent my villa when I'm not using it?

Yes. Owners may rent their villa on short or long-term terms. Professional villa management services are available, allowing owners to benefit from hotel-quality rental management and strong year-round occupancy in the premium Seychelles market.
Is an inspection visit possible before purchase?

Absolutely. We offer a private one-week discovery tour to the Seychelles with accommodation on Eden Island. Our team arranges all logistics, site visits and meetings with the construction team. Contact us to plan your visit.
